The appraisal process begins when a client reaches out to Florida Valuation to conduct a commercial or residential appraisal. The appraiser will conduct an in-person inspection of the property; during this time, the appraiser will assess the condition and size of the property, its surroundings, and its features. Next, the appraiser will evaluate his or her findings in conjunction with a thorough analysis of the property owner’s legal documents, including the property title, past tax reports, building plans, and recent upgrades or improvements. Other documents may be considered, as necessary. The value of comparable properties will also be included in this analysis. Finally, an appraiser will prepare a formal report of the property’s value.
